Terms and Conditions

1. Introduction

These Terms and Conditions apply to all services provided by North Leeds Property Services. By accepting a quotation, estimate, or booking work, the client agrees to be bound by these Terms and Conditions.

2. Quotations and Estimates

All quotations and estimates are based on the scope of work discussed and outlined in the written quotation. Quotations are valid for 30 days unless otherwise stated. Any changes to the scope of work may result in revised pricing.

3. Scope of Work

The services to be carried out will be limited to those described in the accepted quotation or estimate. Any additional work requested by the client or required due to unforeseen circumstances will be discussed and agreed before being undertaken and may incur additional charges.

4. Unforeseen Work

During the course of the project, additional work may become necessary due to hidden defects, structural issues, or previously undisclosed conditions. Where this occurs, the client will be informed and approval will be sought before any additional work proceeds.

5. Subcontractors

North Leeds Property Services may engage qualified subcontractors to complete certain aspects of the work, including but not limited to electrical, plastering, or specialist services. While reasonable care is taken when selecting subcontractors, North Leeds Property Services cannot guarantee the workmanship, scheduling, or performance of subcontracted trades.

6. Client Responsibilities

The client is responsible for:

  • Providing clear and safe access to the property and work areas

  • Ensuring that furniture, personal belongings, and valuables are removed or adequately protected unless otherwise agreed

  • Informing the contractor of any known issues that may affect the work

North Leeds Property Services will not be responsible for damage to items left within the work area that have not been removed or protected.

7. Materials

Where materials are supplied by North Leeds Property Services, the cost will be included within the quotation unless otherwise stated. If the client chooses to supply materials, the contractor cannot guarantee the suitability or quality of those materials.

8. Payment Terms

Payment terms will be outlined in the quotation or invoice. In some cases, a deposit may be required prior to commencement of work, particularly where materials must be purchased in advance.

Unless otherwise agreed, full payment is due upon completion of the work. Late payments may result in additional charges or suspension of further work.

9. Variations

Any variation to the agreed scope of work requested after acceptance of the quotation may result in additional charges and may affect the project schedule.

10. Liability

North Leeds Property Services will carry out all work with reasonable care and skill. However, the company will not be liable for:

  • Pre-existing defects or structural issues

  • Hidden conditions that were not reasonably visible prior to commencement

  • Delays caused by circumstances beyond reasonable control

  • Issues arising from materials supplied by the client

11. Delays

While every effort is made to complete work within estimated timeframes, delays may occur due to weather, supplier issues, subcontractor availability, or unforeseen site conditions.

12. Cancellation

If a client cancels scheduled work after materials have been purchased or work has been scheduled, reasonable costs incurred may be charged.

13. Acceptance

Acceptance of a quotation, estimate, or invoice from North Leeds Property Services confirms agreement to these Terms and Conditions.

14. Governing Law

These Terms and Conditions shall be governed by and interpreted in accordance with the laws of England and Wales.
